Description

32 Carl Road is a uniquely sited on 10,000 sq.ft. of land at the end of a dead end street.

According to town records, the house was built in 1900 and is described as an Antique Cape. Sometimes this style is referred to as a "worker's cottage". The house has been expanded and extensively renovated over the years. The eat in area adjoining the kitchen and TV room off of it were one addition. The first floor master bedroom is another addition. A large coat closet and half bath are located off the front hall.

The kitchen, eat in area and TV room are on the south side of the house. Sunlight floods this area for much of the day. There's a set of sliding glass doors leading to a deck and the large side yard.

Upstairs are two bedrooms and a bath. There's a whole house fan in the second floor ceiling which is used to draw the hot summer air up and out of the house.

On the north side of the house is a detached one car garage.  The garage is being sold "as is" because as one can see, it needs renovation.

Beyond the garage is a chain link fence which the owner believes is the north lot line. To the left of the garage and behind it was once a vegetable garden. This part of the yard gets the late afternoon summer sun.

The street is a public street up to approximately the front door of the house. Beyond that, the street is private. A private street means that the owner "owns" the street and is allowed to park cars overnight. In Arlington, there's no overnight on street parking allowed year round, unless you live on a private way.

Most of the other town services are provided: refuse and recycling pick up, snow removal, etc. except for street paving.

Neighborhood

Arlington is a vibrant community bordering Cambridge, Belmont, Lexington, Winchester, Medford and Somerville.  Founded over 350 years ago, it was once a section of Cambridge and called Menotomy before it was known as Arlington. It is known for its location, public school system, access to public transportation and its suburban/urban feel.  Arlington beautifully incorporates the old with the new in this eminently livable town.

Massachusetts Avenue is the main commercial thoroughfare running through Arlington from Cambridge to Lexington, connecting the distinct neighborhoods of East Arlington, Arlington Center, and Arlington Heights. Along the 3.5 mile stretch, you’ll find dozens of restaurants of many ethnicities, The Capitol- a movie theater, 3 grocery stores- Stop & Shop, The Foodmaster and Trader Joe’s, health clubs, 2 Starbucks and a myriad of wonderful shops. Along Route 3 or Mystic Street you’ll find houses dating back to the 1800’s (though rare) through the 1920’s along with a smattering of new construction homes being built.


Among its attributes, Arlington boasts a renowned community theater (Arlington Friends of the Drama); a live theater with an array of unique offerings (The Regent Theatre), The Arlington Center for the Arts, and the beautifully restored Robbins Library with fantastic children’s reading room.  There are many wonderful outdoor spaces, including the Minuteman bike path, the 33 acre Menotomy Rocks Park, the Arlington Reservoir, Spy Pond and the newly refurbished McClennon Park. There is an indoor pool at the Boys and Girls Club and an ice rink for town residents. Arlington has a very active town recreation department. Youth Soccer, ice hockey, basketball and baseball are very popular in town.

There are seven elementary schools, one middle and one public high school. 32 Carl Road is a short walk away from the Stratton Elementary School.

Arlington is bordered on the south by Route 2, and is a short distance from Routes I-93 and I-95. Other major routes that go through town are Routes 2A and 3. Harvard Square is a convenient bus ride down “the avenue”. The Burlington Mall is about a 10 minute car ride.
